EmergeOrtho Brier Creek

The Issue

EmergeOrtho (“Emerge”) already had a successful surgery center in the booming Brier Creek market. They were anxious to open a general orthopedic practice and urgent care in a market where they have enjoyed so much success. Unfortunately, there was little land available in Brier Creek. It was going to come at a high price tag and complicated site work.

The Solution

Emerge entered into a joint venture with Davis Moore’s healthcare practice group, allowing both tenant and developer to align goals and deliver the best possible facility for the lowest cost. Davis Moore secured one of the last prime pieces of real estate in Brier Creek. Partnering with Davis Moore helped eliminate risks while still allowing the physicians to invest in the real estate of the practice. This project was on time and under budget.

The Benefit

The physician partnership allowed Emerge to have a seamless development process for an outpatient facility, while also benefitting from development gains. In addition, this site offered additional retail outparcel opportunities which resulted in additional profit for the physicians.
